Property Management/Onsite

 

Our combined experience is vast a diverse. Including but not limited to management of hotels, apartment complexes, restaurants, and retail outlets. We are seeking a permanent position as onsite property managers.

 

We are well versed in the California Landlord Tenant laws. We are both computer literate and our computers are loaded with the current Landlord Tenant laws to include all forms needed for legal transactions. As Members of the AOA (Apartment Owners Association of California) we also are able to perform full background checks for prospective tenants (AOA Member # 130228).

 

We are looking to work with a company who offers growth potential and stability. We also are semi retired and have our own source of income.

 

Resident retention and 100% occupancy is of extreme importance to us. Our approach to accomplishing that goal is through customer/tenant relations. To bring satisfaction to all parties involved and to provide excellent communications between both the tenant and company representative is the outcome of good tenant relations.

 

We also bring to the table a full array of office equipment needed to proficiently operate from a home/office.

 

We can provide the following as our duties and responsibilities and adapt to your company policies as directed:

 

Accounting-
Accounts receivable, accounts payable, budgets

Tenants-
Resolve all tenant issues
Recover delinquent rental payments
Unit inspections, follow up, resident retention

Leasing-
Create and manage a marketing strategy to maintain occupancy
Show and lease apartments
Screen tenants, create and maintain tenant files

Maintenance-
Coordinate maintenance work and inspect completed work
Bid projects out to subcontractors
Maintain preventative maintenance schedules
Collect insurance from vendors and contractors

Property Owners-
Work with property owners as necessary
Create, maintain and submit monthly reports to owners




Other-


-Complete regular inspections of the property and units
-Ensure outside vendors perform their work in keeping with the owner’s standards
-Supervise leasing agents, housekeeping, and maintenance staff
-Process work orders and follow-up with maintenance
-Respond to tenant requests, issues and complaints in a timely manner
-Maintain customer service standards and resident relations
-Review delinquencies and assist in collections
-Complete leasing/administrative paperwork
-Ensure market-ready condition of vacant units
-Coordinate tenant terminations, preliminary inspections, and apartment turn-overs
-Greet prospective residents and provide information on apartment inquiries
-Show vacant units and tour the property
-Coordinate outreach marketing and advertising
-Follow Fair Housing Laws in all leasing decisions
-Work in the leasing office during regular set hours
